If you work with Hard Money Lenders, they will loan off the Loan to Cost, usually 80% if you are 1st time investor.

If you have the income and credit, maybe you can sign on for the loan and someone else provides the down payment?

Higher interest rates continue to make it more difficult, especially for an investor that is looking to house hack, cash flow, or DSCR loans on the commercial side are a nightmare.
