So that leaves hoa (wouldn't exist if not in neighborhood), utility, irs.( I do understand things can pop up after foreclosure after the foreclosure) So as long as you are bidding on first mortgage there shouldn't be any surprises.

I have been aggressive these past few years in acquisition mode, but there are many indicators that are starting to pop up that make me rethink my plans for 2019.
