I'm biased because Ronit (my wife for those that don't know) worked at 61st and Arch for five years and I'm pretty comfortable in the area as I'd occasionally pick her up, drop her off, go to lunch in the area with her, etc.

The Price would drop occasionally but the owner (recent heir) then lost the last tenant, so we thoroughly inspected it ourselves & my 'can't swing a hammer' partner offered them $38k less than the original asking price (CASH, no conditions) & we were told to 'go forth & multiply'. 3 weeks later our offer was accepted.

We negotiate pricing, push for terms favorable to our seller, co-ordinate the signing of documents, manage various deadlines (P&S, extensions, inspections, mortgage commitment, closing, vet the financing before accepting an offer (yes, there are still garbage pre-approvals out there), co-ordinate inspections and appraisals - including well water and septic system tests, negotiate pricing adjustments following home inspection, support the sales price with comps for the appraiser, stomp out the various fires that pop up along the way, wrangle the occasional obnoxious or overly anxious seller, make sure that the attorneys are on track with disclosures like lead paint, asbestos, mold and septic, get the seller organized with final utility readings and transferring them to the buyer at the right time and managing the final walk-through the day of closing and getting to the closing table.Other than that, we don't lift a finger.

Drill down to specific zip codes avoiding both war zones and "McMansion" areas....unless that's your niche...most deals are going to happen in bread and butter areasAbsentee Owned 40% equity or greater 0-50% All Combined LTV (a good combo with the equity filter; can help eliminate things like HELOCS and second mortgages, other things that will eat up equity)Find median home price for your area (I do it per each Zip then average) and set maximum market value, or assessed value no more than 50k higher5 + years of ownershipSingle Family (Property types>Detailed Property Types>Residential>SFR......I do it this way because ListSource occasionally has trouble differentiating Condos from detached homes) No Corporate owned Include Trust owned - Trusts buy and sell as much as any one elseIf you need more names, save this search with a unique name first, then go to the options tab and select Owner Occupied, then the demographics tab and select Age 65+, Change Length of Residence to 10 years+This will give you high equity owner occupants ready to downsize.Once you have the list, you'll have to bring it somewhere else to get phone numbers, but I really urge you to think that through first....I know there's big buzz about cold calling right now, but the buzz does not line up with my experience.

WE will call some of them occasionally its rare anyone picks up the phone and its common that no one calls back.
