On an institutional basis, there is more of that structure for firms making millions, to put it into perspective, one LLC for lots of assets of similar nature and relative low risk of out running the insurance master policy.

None of the regular title companies would insure it but my real estate attorney made a few calls to his contacts and found a larger, national title insurer that would insure title.If you don't buy the HOA liens at the trustee sale how do you buy your HOA properties?

That is why I believe using a corporate trustee is the best way to do it especially for longer holds on property.The attorney we use to legally review these land trusts up that is all they do and do it on a national level so they review all 50 states state law as it relates to LT legislation to be in compliance.

I do not know if it applies to a non-primary residence property or the organization policies of the institution that will approve the equity line of credit, but I was specifically told by Wells Fargo that I could get a line of credit loan after one-year of living in the residence.
