Hey guys I am investing in Dallas Forth-Worth & Tampa area Long term rentals and I’m doing section 8 also , I am getting property with hard money loan , remodel them, and  then re fi them for 30 years , I put around 45-65K for each property I have 4 properties that cash flowing $300, $500, $1000, $250 per month I wanted to get into Multi Family - 4 plex, 6 plex and up even 8-12 units as first deal.  

I didn't conduct a deep dive in to the neighborhood comps but this initial observation points to a pricing issue.

In a Subject To, There is NO safety for the seller.

Another important consideration is whether you plan to manage the rental yourself or hire a property manager to handle tenant issues and maintenance.I recommend starting by answering these questions.

I am aware of the Sewage issue and i am aware that in this high interest regime it won't be a cash flow property.

He is willing to sell because he has an issue he needs to resolve.

That said, modular obviously goes in a LOT faster, and you don't have issues with stuff getting wet, sitting out, etc.

The issue with wholesaling with a license is taking a wholesale fee outside of the brokerage, which you can not do and would cause you to lose your license.Marketing to get in doors with a license and the ability to buy is fine, but the second you assign a deal to someone and take the spread and the brokerage does not get a cut, you are in jeopardy.You are convoluting marketing as an investor and wholesaling while backpatting yourself multiple times in both posts.

TLDR: I found a seller who is open to a financing an off-market 5 unit multi family home near a major hospital in Denver.
