Phoenix has tremendous population and job growth (which makes for a strong housing market) and lots of migration from California and colder states up north (MI, WY, MT, etc). 

Democrat or republican, there’s a tremendous amount of corruption taking place in the US- and you’d have to be blind to not see it.

A combination of prices rising tremendously and the high interest rates make it difficult. 

I agree with you @William Robison there are definitely deals to be found in every state and specializing in your own market has a tremendous advantage in terms of finding the greatest value.

It adds tremendous amount of value to the business and it will definitely make a positive impact on the bottom line.The mistake that I see consistently within the real estate investing and the business world is that investors cash-out way too early.
