federal IRS tax lein is recorded in time.. and if this is a true foreclosure the IRS simply has redemption rights.. but they must pay you back what ever you spent on the house plus statutory interest.now if this has already gone to the bank.. and the bank is reselling.. then usually a bank will wait out the 120 days.. and in that case your absolutely correct. the buyer should not buy if and when they get a prelim and they are buying SUB too the IRS lien.. but again just pull a title report talk to your title officer and they will let you know what you need to get insurance.. its not clear from the post if he is buying at a true sherrifs sale auction.. like auction dot com does or this is post sherrif sale ..

And, if you have not purchased any property- these general expenses would be treated as start-up expense like @Basit Siddiqi said.Since you have identified which property to invest, generally speaking, all the cost spent for the specific property know as" inherently facilitative costs" need to be capitalized as if the deal were gonna go through.

I expect to get a bank apraisal on thr appartment for about 380000$And to this point i have spent 10000$ on the renovations, due to the fact that i have done all the work my self, with som help from my father, and my girlfriend.Due to sweat equity in the appartment i am renovationg, i hope too be able to purchase a BRRR property during this summer.

The value of a turnkey company is they do a majority of the legwork for you, so in theory that's either because your time is better spent doing something else or you lack the skill set/networking to tackle a project like that.If neither of these applies, then you're better off doing it yourself.
