Another option is to split the cost based on the number of occupants in each unit but this also means you'll need to adjust the charges as tenants move in/out, so it requires more work and I wouldn't recommend it.

Going from owning to renting isn't a good move, IMHO.

I was wondering - if I move one of the properties to an LLC, will that lower my personal DTI to allow me to refinance the one that is still under my personal?

Having an LLC is not necessarily a requirement, but may be prudent move based on your intended activity.
