@Adam Elbary: I can't speak to conventional lender requirements, but many private/HM lenders will be comfortable with less than 25% down... as long as you are buying the property below market/appraised value.

I haven't sold any ADUs lately so I can't speak from experience, but I haven't had any appraisal issues in a long time and I work top of market numbers.

My biggest concern is with affording the down payment combined with any closing costs or fees that come along the way.I've been speaking to a few different loan officers, and the consensus seems to be that conventional loan programs for a duplex property type require at least 15% down.
