Hi there, I have recently made two purchases from Spartan Invest as part of a 1031 exchange (the houses closed mid October and mid November 2018).

MBAs are often about payming tuition in exchange for making connections and networking; if you already have good connections and network, save your money. 

If you are looking for 1031 exchanges out of existing properties, then I personally would start with 1031 crowdfunding.

Therefore, the Parties agree that, in addition to any other remedies available by law or otherwise under this Agreement, the Employer shall be entitled to $15,000 in liquidated damages for each instance of any “deal” (including any potential options, leads, referrals, contracts, or interests) “sold” (including any deals sold, exchanged, or gifted for any gain, payment-in-kind, value, promise of payment, or other consideration) by the Employee in breach of Sections X or XI of this Agreement.

I have also looked into a 1031 exchange but I would rather use the money on my own terms for future real estate investments.

Clearly if they believe they're being exposed to mold, they would be best served by moving out immediately -- what kind of help do they need from you for that to happen, and would they be willing to waive all claims in exchange?
