I've listened to a lot of the pod casts and done some researching of my own and it seems in Cleveland and Warren there are some pretty cheap multifamilies.

Takes a beating, and you can find surplus, easy to install boxes everywhere for cheap.  

They have attractive products that are cheap.  

You can get some cheap pine 1x4s and make a great looking divider with .5'' between each board.

Bandit signs are also cheap and effective but make sure you aren't breaking any laws or ordinance by putting them out.

These are just basic run of the mill cheap 5k cars too.Can you do this too?

Knowing that you can go in and buy house that cheap if you have the cash.

You do not want to leave a gap as wide or wider than the thickness of your baseboard .... else you end-up using quarter-round or cove to cover the gap (screams short-cut or quick/cheap).As for your closet doors:  lift the tracks; lay your finish floor; put the tracks back down.Your vinyl plank is going to expand very little.
