I know that these are basically retail deals, so it’s more of a question of which type of building mix would would you go to.My plan involves selling a few of my SFR and transitioning to small MF around Orlando or Jacksonville and I’m leaning towards one building type of places because I’m thinking one roof vs two or three may help for maintenance.

Include tax returns and statements for any accounts you list as assets.If this is your only property then your basically showing your personal net worth and salary/income.For the specific property prepare a pro-forma income statement showing proposed new debt service for the property.Once you have the package ready just start calling small banks and credit unions in your local area and asking to speak to a commercial lender.

I've never heard of the town and know nothing about it (besides what I can find on Wikipedia and a basic google search), but the property looks promising (it's a mixed use building with 7 small residential units and three store fronts) and the numbers seem to add up when using the BP calculator, even being very conservative.

Also as for  basic financing questions FHA, VA, conventional and creative financing, I would be able to share my experience as a former realtor assisting buyers with  these loans as well as having used them myself in the purchase of my own homes.As far as personal purchase experience, this is my fourth home.

I know you can typically do it still in unincorporated county areas across the state but at least up North it is basically shut down.I would love to open one in West or South Fort Worth where there is open land and economic levels aren't high.
