This could include the requirement of a 3% commission rebate (knowing full well that the listing agent stands to earn a full 6% if you do not ask for some of it), applied directly to your closing costs.

@Vincent SerpicoYou asked a very good question... what I am going to suggest below ONLY applies if you live in the coastal area like Bay Area.... if you live in Midwest, my opinion does not apply.....So I started buying in San Francisco in 2007, and currently have 4 properties in SF...I was asking myself the same question since 2018.....

They must pay the fee with the next rent cycle, and if the person wants to stay they must apply and be approved to be added to the lease.To date, I have only had to enforce that policy once.
