Get a text book for agents off Amazon, older editions are fine as the basics haven't changed that much, you can find current requirement here and later on.

I put in my ad's studio size 1 Br.. so I list it in studios so my property isn't looked at by people searching for anything but themselves.. let calls go to voice mail, my first question always is are you looking for something just for yourself,, if they say anything else then just me,, I simply say it is for only 1 person and hang up.

While I have some "units" that rent for $15-20k (commercial), and some 'hip area' $1000/month studios, the bulk of my holdings is blue collar hard working Hispanic submarkets with a lot of $600/month type stuff.I'll need another 500 units likely.

I inquired why they aren't using Mass codes and he didn't respond to that question but that he could use the IBC.My options are 1) to convert the 1bedroom unit to a studio and relist it on the market (still paying 7500 to change the stairs) hoping to get a higher offer 2) Pay to have 3 doors (front, out of the bedroom and the 18k egress) 3) pay the sellers 10k in "loss of rent", cost to make the house a studio and the 7500 for stairs.What would you all do?

Could this be made into a duplex, maybe rent as a hair studio or something, lease it out for storage, get a "roommate", turn it into a home office for tax deduction, or just rent it to a friend or family member for a cash deal?
