I know there are numerous variables that can add or lessen costs, I am just trying to get a general idea of how much a basic 2 or 3 family unit will cost. 

I run a virtual meetup group at succsess and money and would love to have sit in.Daniel N.Would love to... we are somewhat sequestered until spring for the health of a family member as we need to get through cold/flu/rsv season before getting back to socializing... however it gives me some time to peruse BP and get a base of information under my belt. 

It was OK in those days to sell these lots that just had a basic dirt road pushed into them..

We do not ask them questions initially, just have a basic Typical Qualifications that we email to everyone contacting us. 

The property wasn't cheap, so I need that unit to pull it's own weight, and don't want to be in a position in 3 years of having to go back in and update everything in order to get a base rent for the neighborhood.I will say that I am glad I bought in DC because this has been a crash course!

Elbert Dockery thanks , good point about the basements.Something we don't really think about in CA since most homes don't have a basement .

The MSBA has a base lease as does the Minnesota Multi Housing Association. 

I just got a clean out installed because the hydrojet head wouldn't fit through the angles of the pipe and then had the old cast iron drains that ran under a basement floor and under the furnaces in a 1900 building done for $900 for clean out install and $500 for jetting.

Or maybe a new word will be coined....The OP has big cajones or........I was one of the naysayers in the beginning due to his lack of experience and complete inability to 'get' a lot a basic building stuff.

If it's in a basement area there may be size requirements for egress or light.
