With Mass real estate prices, you should (not will, bit should) be within $70,000 - except for the 20% of cases where the error is larger.It is a truly useless number because as @Brad Hammond said, they don't know if the house has just undergone a down-to-the-studs luxury renovation, or if it desperately needs one because the ceilings are about to cave in because the pipes froze and destroyed the interior.PS - unlicensed wholesaling is illegal in Mass.

If you are set in buying then just try to buy as cheap a house as you can get in this market, keep an eye on North Laurel or Elkridge (Howard County side) some times old properties pop up for around ~$320K, that could be a good investment overtime and you wont have to stretch your budget as much.

First time poster here, excited to learn and grow in the forum :-)   I recently inquired about purchasing an off-market property, to which the seller's son indicated that the owner (his mother) did not want to sell because she was afraid of getting "destroyed by all the taxes as a result of a such a big sale."

Labor is up since demand is up and due to the pandemic . 10-15k isnt much money and wont get you very far unless you are doing all the work and thats just covering materials .

Move on doubt you get to keep the deposit.. the buyer has to agree to release it to you which he probably wont do willingly these EM Deposits are hardly worth fighting about.
