Hey Timothy,As much as I love to tout the virtues of 1031 exchanges there's another angle to explore with your accountant.  

But assuming you think this is all low risk and that he will go quietly into the night, then let's move on to other considerations.I would almost always choose the renting angle when I get a great price because I get cash flow and appreciation.  

. :-)In MA the property taxes are at the municipal level so it can vary widely from town to town.However it is typically ranging from 1-1.5%, I believe Boston is around 1.25% this year.  

In the last couple of years I've been learning just how widely customs do range from region to region.

So it's critical with partnerships and entity creation to look at all the angles BEFORE closing on a property.How large of a property are you planning on buying?? 

My problem is that it has to be very general in nature since it is designed to appeal to a wide audience.

That can be as slim or as wide as you see fit based on your ability to negotiate the deal and your own moral compass (this has and is always debated to death here on BP about what "is" and "is not" a "fair" wholesale fee).
