As stated we are Old NW, off 7th street near Grace Warner elementary, MaeAnne/McCarran shopping, UNR, etc, so think we have a good chance of getting a young family or some college renters as well. For 3 bedroom SFH, It seems like the cheapest room rates are in the $600 range, $700 a room is what I see most, and the nicer luxury properties with large garages and bigger yards are in the $800 a room range.

Purchase price: $130,000 Cash invested: $43,000 Goal with the first OOS rental was to find a SFR that was primarily rent ready or required light rehab by Summer of 2021, with the criteria minimums of $200 pure cash flow, 10% CoC return, purchase price around the $125k range that met the 1% rule.Backstory:This property was listed on the local MLS as "coming soon" and I reached out to the listing agent directly to see if they were entertaining early offers.

@Garret Anthony Central Ohio has some great opportunities for the long term...and C-class value add MF is the way to go...finding the deal is the hard part....most agents and wholesalers are looking in the 1-4 unit range by default...I would recommend buying as many units as you possible can out of the gate...don't fool around with duplexes if you have $200k to spend...it will take longer, but a deal that meets your criteria will come along...or a possible partnership with a like minded investor that can put some skin in the game...

So if you were to rent out a unit/room it would be within range to ask $950-$1000 if that offered shared costs.
