By trade I own a building services company in South Jersey, but my passion is real estate.

I've gone to the MH / MHP South East trade show SECO / https://secoconference.com/The speakers there suggested a lease / option tactic that avoids "if it quacks like a duck then its a duck" financing by another name. 

The trade-off in a little less cash flow and paying interest allows you to a) do more deals, b) have a bigger safety liquid position. 

The rest is in cash, small business ventures, and various other publicly-traded securities.  

The best idea you mentioned:  Go to the trade stores and find out who they recommend.  

I have a buddy who does 2-3 flips a year and I could buy in to his deals and have the money work for me until I had enough experience and then I figured I would trade the first 2 homes in for a small 18-30 unit apartment. 

So, I picked up this lot of land near the lake on a trade deal.

Trying to transition from my procurement experience to real estate investing and could really use some advice from anyone willing to help.Like with other mentors i've had in different businesses, i believe taking the time to help someone starting out is a trade.
