Typically we get a copy of their license / identification and pull credit etc after they sign a credit authorization form.Typically notarized documents are needed when recording them with a county, but for a contract it’s very rare to have contracts like a lease notarized.

Terms for the seller 2nd have generally been 5%, interest only, 5 years.I'm only considering properties under this scenario that cashflow well immediately, in addition to having a strong value-add element.

It depends on what you are spending on the deal.Sounds like it is about 50% expense ratio at 54.55% which I think is along with industry standards.The net income looks like its $23,543 for the seller.What is his interest rate?
