We haven't yet finalized what property we want to buy (were still in the finding a deal stage), but I want to know how much vacancy rates can be affected long term by conditions that are completely outside the control of the investor.I guess what I am asking is this:Can an investor do everything right in a B or C class neighborhood in a moderately growing market and expect occupancy rates to stay at or above 90% for many years.

When you tell them you are in San Francisco you might end up communicating with some people that will think, "Ooh, California Investor (with money)....let's tell him about the $150,000 House that generates $775.00/mo in gross rents in a "B or C" neighborhood" Most people here on BP mean well and are good, actually very good at what they do and I've learned a lot on here and am still learning.

I see a lot of people happy with a current COC when it seems to me they are actually losing money (cough* cough*...turnkey...cough* cough*) since their exit is likely to be an expensive one.For a B range smaller property with some value add or repositioning potential and a few exit options (i.e selling as is to owner occupant, condoing, selling to investor, hold) I get interested at around 10% COC and 15-20% IRR with a "not too much risk" property.
