@Lucas Laufenberg Automated clearing house (ACH Payments)... you can set this up with your financial institution... like how tenants pay their utilities through their online banking... when they add a payee instead of utilities or a cell phone bill they will search for your corporation and deposit money directly into your account monthly... 

starting out its done with cash or small partnerships with cash.bank would not touch you unless you have super strong deposit relationships etc.

Let me ask this to my wholesale veterans, If a seller is trying to move forward with another buyer when we already have a signed contract with me, and I have deposited my EMD.

All of them, without exception funded their deposits with their own money (usually 25% deposits and they borrow the rest from banks).

I have gotten and had clients get good deals at these auctions, but they had the cash and we did the advance research on the docket to know which properties we were targeting - the ones with the lowest upset value.many states you need the opening bid in cashiers check plus any bid up amounts..  10% deposits are dream in states that SOP..  

Frustrating that Erentpayment is not liable for the entire amount or that insurance doesn't cover it.At this point I guess we are all SOL and we deposit and move on?
