Rather than prior liens I would shift my focus to research on how the issue of notice (or lack thereof) plays out in this scenario.

You can find a good agent who will get you farther and faster than you could, and allow you to focus on what you will need to know as a successful investor/hacker. 

There in lies the answer to your question.To help you focus more, are you investing primarily for cash flow or appreciation.  

He's focused strictly on services for entrepreneurs.

If you are holding long term for retirement then rent growth and appreciation in stronger markets over time could outpace cash flow.As net worth grows more investors tend to focus on appreciation and equity growth with tax benefits/  

I go through a healthy balance of mindset books and realestate focused books/podcasts and it helps keep me grounded and driven.

If they ask more I’d say real estate focused

I'm a new investor with cash to invest - and I'm not limited to any area, but would prefer to focus on one.
