I don’t want to loose that but also feel that I could sell and cash out on this property to fund a fixer upper and live in that and sell when renovations are complete.  

I have a 2-bed upper I am remodeling now, which I am contemplating making into a 1-bed / 2-bed flex, instead of the 2-bed / 3-bed flex it is now (living room is the flex room).

I'm not going to go too far out on a limb (and I know you know this), but I firmly believe the secret to executing this deal successfully is going to be the local market. 

There are no formal definitions, but these are usually used to mean: very upscale, middle-upper class, blue-collar, and less.

I'd say it's a little bit higher end ($100k+ market) for a fixer upper.

This is the hardest skill as an investor is to understand what creates value and where the demand is.That all being said, some flippers are enticed by watching a Fixer Upper marathon one weekend and figure how hard can it be?

We opted for coverage without the roof & we still have the coverage with that exclusion to this day.On another property we did have roof coverage & a large limb from somewhere nearby went through it after a bad windstorm, the carrier would NOT cover it.Then again these properties are free & clear so we do not have mortgage underwriters to bother us.
