Any recommendations would be appreciated.I've used one in the past that charges only a half month's rent to find a tenant, screen them, and sign them to whatever terms you agree upon.

There's a screened in porch that's underneath the roofline that I could turn into a 4th bedroom rather easily.

How involved are you in the screening?

We are skilled at taking over a property like yours, marketing for tenants, screening tenants, completing the leasing correctly, move-in and then ongoing monitoring of the tenant, property etc.You want someone local that has Chandler properties, vendors etc.

Actually early on in my investing I made a number of mistakes just like this.No offense, but you probably messed up the screening which started the problem.

I currently manage class B rentals that have been renovated within the last 5 years, and most of my tenants are heavily screened young professionals.

We've had a lot of people text us that they are leaving it in the mailbox and we come and get it soon.Consider offering no fee screening. 

If you get an inquiry from someone who has a less-than-stellar rental history screen them, then decide based on the screening report.
