I'm considering reaching out to the owner to make an offer on the house, but I've noticed something weird during my due diligence.

I don’t know how often someone offers you $500k TAX FREE. ($125k per year off your last 4 years of living expenses.) but it Seems like a no brainer to sell vs rent.

I am looking into offering wine storage in my facility.  

But having worked for one of the larger syndicators with about 13k units under management, all in suburban areas of the major metros in SE, the one beds typically did NOT see any noticeable lower occupancy rates than the twos or threes.  

Are you at least submitting offers below asking price?

My experience is that condo associations typically charge so much in monthly HOA fees that any potential investment income gets eaten up by that fee.
