We did not title in LLC because that would have required us to buy a true commercial insurance policy for the vehicle, which cost a lot more.  

I have found that most the time if you are reasonable on the charges to the tenants there isn't any problem.

Is there a reason you're not going with a 30-year amortization?

Perhaps offer a rent concession for the 5 days the home was not habitable but even that is a slippery slope given they are a STR operator and the home could go weeks without occupancy and that in itself could be the reason why items such as frozen pipes occur.

I'm not a big believer in the turnkey model for lots of reasons, but some folks have made it work.

I'm actually looking at some properties off market with my agent at the moment and what you say is true.

Not sure if this is an industry standard practice or a unique ask, but does anyone know of a good person for this and how much is reasonable to pay them for their time and expertise?  

I don't think that is true on the commercial side. 

Since i have no prior experience, im mostly interested in new construction as i do not have to worry about prior property damage  and the reason to consider SFH is Tenant class.
