Zillow is nothing more than an automated valuation tool that doesn't rely on any human judgement.

I have bought and sold with contract assignments, it is a tool in a tool box.

Personally I think there is a market for communities that cater to middle income people, providing affordable housing in commuter / bedroom communities.

I’m trying to find books, resources, online tools, groups, podcasts or people that can help learn the signs of a new area being revitalized.

There are brokerages there that cater to foreigners that could probably help assist you with this.  

Takes me a few minutes to get my tool bag from the car..
