You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

You have to put in the effort, demonstrate the skills, and spend the time to scale up.  

Thanks Bryan, Yes i think having something legally binding ahead of time is a solid idea.

My goal is to branch out and remote-manage a suite of properties as my full-time job.

The contract he signed with them was extremely pro seller, and I think he figured he would eventually foreclose/evict them and we would never know.The guy was a joke, fraud charges were filed by the DA on him, but going after him for any money would have been a waste of time.

that's a big time jump!

Granted, this was a contractor we have worked with many times, so he knew us and trusted the work. 

I am based out of CT and am aware that each state legislation is different as far as time to claim proceeds/process to  do so.
