Don't forget, there's a reason this is being sold.That new roof alone will wipe out years of your "cash flow".At this point, this property doesn't have cash flow, it doesn't even really bring in enough for you to maintain it.And don't count on appreciation because this complex will lose value over time because, the older it is, the more work it needs and the less desirable for new renters.I advise against a big purchase like this until you have extra funds lying around to maintain it and plenty of experience to handle it.Good luck!

I would just ignore it. ya my initial reaction was BS  either someone flat out lying or they are teaching this at the tarek class's as a way to get your low balls seriously looked at. same thing as wholesalers who have a cash buyer partner when in fact they have no partner LOL.. its all just BS
