If you have a "day job" and will be investing part time, I think your time and resources would be better put to use in marketing and finding deals while having a Realtor on your team.

Build a great team of agents to hunt for them and you will find them. 

I work with a team and we are getting some leads from internet but all the leads that i had till now are not serious,  they don't have credit and no money.

Finding a great property mgt team will be key for you if you do move forward after a careful due diligence phase.

Well the account is closed but boy does that situation and question posed illustrate the need to surround yourself with a good advising team on all fronts if you want to be a successful real estate investor.

We have started an LLC, and our putting together a great team (Contractors, Attorney, Local RE Agents and an accountant) We are in the demo phase and the place is down to the studs. 

Any time...If anyone thinks that real estate investing isn't a "team sport", they are mistaken...
