My situation: I'm currently in school, no job.

I am looking to move out of the downtown area and buy into a better school district - where the homes are also less expensive to buy/rent. 

Lots of suburbia with good schools, low crime and family oriented.

With having young children please before you go consider schools and crime rates.

I know there is two schools of thought on this..

I would also check out any positive amenities around the rental space like the location, the school district, and any available public transportion with nearby stops.Good luck to you!

You can either call one of the schools who offer the course to find out if they can recommend appraisers who are taking on trainees or call individual appraisal offices. 

Example I just bought one in Independence MO in a top end school system for 92k that was listed as a 3/2 but had 2 extra "bedrooms" in the basement.  

I will be graduating physical therapy school in August.

She is a 50 or so years old who would afford a 100% or the rent , she has indicated in her application that her daughter (30ish) and granddaughter (11) will be living with her, they are under the occupant section of the application.This lady has a clean record, good credit score and stable job with the county public school system.
