I have never found a landlord who was successfully sued for such a large amount that they lost their investment and it impacted their personal assets.

It is also easier to negotiate one deal instead of several and maybe get an owner finance or subject too on a larger deal.

If the deal is good enough (i.e. has meat on the bones), investors usually have no issues obtaining financing via hard money, private money or other lending options.Your experience will likely be similar so I'd recommend spending time/effort on finding and negotiating deals.

I heard the 100% financing community is littered with scammers and I was wondering if anyone has completed a deal successfully with a lender who offered 100% financing.
