One thing I would say about wholesaling preforeclosure is to be EXTREMELY careful...you do not want to tie up an individuals houses who is in foreclosure without being 100% sure that you can move itIf you cannot move it you could put them into foreclosure because you limited their options.I think the most ethical way to do it is to just take a simple option on the property and let them weigh their options.

Calling the bank direct is not going to get you anywhere, it is just going to tie them up so they cannot do their job of getting toxic assets off the books.The home will be listed when it is ready and not a moment before.

You have the property tied up, but no risk at all.Getting an unrecorded quit claim deed from the owner of this property is useless, though, since the owner could turn around and sell the same useless deed to someone else.

The reasoning for the bank in wanting a listing agreement is that they need to show to their investor that there was a public effort in selling the property before tying it up with one buyer.
