Hey St Louis Investors,Im negotiating a purchase duplex of a duplex in 63115 Zip code.

Vs if i had a mortgage and 1000 of that 1600 goes to my mortgage and 600 goes into a “repair fund” or some sort account strictly for maintenance on that property.

I don't see this as backdooring as they have more than had their time to move this (even before corona) , is there really an honor code when I can cancel the contract anytime? 

Building code wise, it was legal for a 2, but zoning wise, it was a no go for a 3 family.

I have a huge database of investors ready to buy and just need the right homeowners to appear before me.Does anyone know if the Minneapolis, Minnesota Metro Areas has Code Violations listed online?

@Sharon HoThe ceiling height per the code is 7 feet for 30% of the space, not 7 feet for the entire space unless the city has amended the code.  

There are code issues, If there is an accident the LL is responsible regardless of who did the work and the tenant may take the attitude that it is just for now anyway.

I am going to buy a book on Bigger Pockets and I really like paperback books is there a code for books right now? 

Its allowed in my area which has pretty strict code requirements.

I'm a strict buy and hold investor open to light rehab, multi-family house hacking, nicer single-family properties.
