Don't screw then street ells too tight.

Start with some of the more general ones, such as the Wall Street Journal Real Estate Investing Guide (or some such.)

House is across street from a nice lake.

I just put a chunk of change into a deal for several properties on Front Street in Memphis. 

its more about the follow up and ability to transact quickly I think that sets folks apart and the fact your an agent your already way ahead of the average person on the street..so have fun. 

I now owe $203,000 and properties on my street are on the market ranging from $220,000 to $230,000.

That said Cookman Ave, the main business strip off of Main Street has been steadily growing and improving.

Your street cred. is dropping pretty fast, IMHO.

Also, a house down the street is about to go on the market.
