Don't touch wholesaling as it is now in 2016.I try to be realistic with people looking to do their first deal or "deals," in general but I probably sound like a pessimist.

Does this BRRR plan sound solid?

Sounds like a long term tenant that you want to keep, but still want to have a conversation about where the bugs came from.

Real world I'd probably get $45k-$50k for it in today's market.It might sound like a stretch but my goal is to build my portfolio up enough to where I can get on BP's podcast and tell this story as part of my journey.
