Just be aware that students suck at upkeep so you will have to go in and refurb often.The upside is students don't seem to give a crap about how the place looks as long as it isn't a dorm...Where my son goes to school (Washington State University) decent homes close to campus get 750-1000 a room per month.

Luckily while the slacker subs left me hanging I found a great plumber (Tyrone & Sons Plumbing) a great electrician and Mr.

I am also certain that many HOA's are getting complaints about AirBnb type places.My son is a plumber in the area who does new build and he is crazy busy, he said there are apartment blocks going up all over town and he recently worked on a cul-de-sac of houses that were all being built to rent out by one investor, even the surrounding areas like Santa Clara are being built up.We keep looking for another rental there but the Californians who move in are able to pay over the quoted prices and do it in cash.So it is hard to compete.

My oldest son is 23 and he bought his first liens at 19 while he was in college for interest rate return.
