Definitely not a home run, but a solid double.

Trenton has low entry points, as does Philly.For my money, I always finance buy and holds, buying them turnkey with solid property management in place, so it is a very passive investment with a little worry on my part.

Unlike the MBS which failed based on the fact that many shi(f)ty loans were mixed in, the preponderance of what they seem to be investing in are ones that seem like solid investments.

But buying a multifamily that you can live in while renting the other units (if done right) is a solid investment strategy for a beginner and is how I got started.

My area can have some really solid opportunities when it comes to price ranges, I got my duplex at 89,500 that needed minor updating and no repairs. 

I mean, unless I've made a mistake somewhere, I think it's still a solid deal.

I would happily pay some solid commissions on every deal or do a JV to skip the learning curve and re-implement what already works.
