The rehab is almost finished (estimated to be finished in two weeks).

Jeremy,I think in a few weeks to a month we will have a better grasp on where the market is headed.

I just emailed Jake back today after our initial phone conversation a couple weeks ago.  

So far I have been unlucky with the few prior brokers I worked with.Either they have no clue how to deal with rentals and LLC or they never follow up on requests and I have to chase them down for weeks before getting any  return call.I am looking for a broker who could take care of all my insurance needs for my home, LLCs with rentals, condos, commercial and personal liability, etc...

No one likes getting 17 yellow letters a week when they inherit a property, and I know this because I see them all on the counters of the houses I walk in when I'm on appointments.I may make another post solely about ringless voicemails, but that's for another time.

I realize I am a little late to contribute, but we renovated 2 bathrooms in Nashville in an extremely short window (1 week) and can't say enough about the contractors we used. 

I’ll be attending my first real estate club meet up this week. 

We are planning on doing a major remodel this winter during the off-season as the house looks and shows fairly ok but it is not something I would want to spend more than a week in as it needs a remodel badly.

I'm actually closing on my refi this week.

Basically tenants will pay rent on a weekly basis.
