Every purchase will also be a new build (unless you want to go and construct a house on an empty lot) so you won't find a deal probably, but will just have to sit on a property as appreciation and the economy around it grows.

I have a couple of rental units that I have been wanting to hold on to but I feel like I should sell both of them because I have had my mortgage payed down quite a bit and I have flipped both of them so I feel like I could possibly sit on some coin for a bit and look for better investments and a new goal to follow because I have a new daughter in my life and I would like to see her grow instead I leave the house at 530 am and get home a 630 - 645 Pm .

@Kacie Benson Most of your basic assumptions are right, but if you haven't already, I would really sit down (virtually, phone call) with a lender and model these out with real hard numbers.
