It can make sense, but for me, it makes the most sense in AirBNB models due to what makes those successful.It's not fair to simply state that you give up some control in condo investing. 

@Oliver Hellested it sounds like you have  a great background to really start moving on your own portfolio, and a couple great early wins to date.

Specialty advisory firms create these plans, and simply use one or more custodians as the back-end reporting layer.Similar to the IRA is the Solo 401(k). 

By having all of the funds in one place, it seems like it would simply things if when I want to say sell some of my rentals and invest in something more passive like a Syndication.

Also, how can you strereo type me and my ability to construct a deal simply because it’s my first REI deal.

I've seen plenty of properties, bought on Sherif sale and got into foreclosure again because the buyers couldn't fix it up - and they couldn't sell it without completing the violations.I guess, it depends on location, but around here - you're lucky to buy REO and keep it......it was like winning a lottery.

I agree with @Jeremy Taggart on simply selling and taking the tax free gains.

It seems to me like a win-win situation.
