Just like we saw in 2008-2010: some markets stayed flat, or reverted to modest appreciation (we still had 2-3% appreciation here during that time) while others tanked 50%. 

Personally im pretty much watching and will buy if a good deal shows up but I will not over pay, and preparing to buy like mad when the market tanks again.   

We have added sites to our park in AL (septic tanks, water/water meter, electricity).

I work a lot but I truly enjoy what I do.If the market tanked tomorrow I could at least flip burgers at Wendy's and would still be way ahead on paper. 

I had this happen to me.My Rental #1 is a 3/1, 900sqft.2 adults and 2 kids... just enough space.Septic tank backed up clogged up and I was outside meeting with plumber.Same time, I had a 3rd and 4th adult ( thinking I was the plumber ) if they could go back inside the house.
