Something you may want to consider when selecting the location (some cities don’t allow short term rentals and many HOAs don’t allow short term either). 

I've heard of select individuals doing this but it isn't common.

My guess is with Covid and Pension problems in select states you will see a hodge podge of areas that are affected worse than others and over a longer period.

A big part of my selection process is trying to find applicants with skin in the game who I could collect from if needed and employment and source of income is a big factor in this.
