Give your tenants the account number to one of them and several blank deposit tickets.

Not just paint and carpet but the big ticket item that might cause you to write a big check such as: roof, AC or furnace, sewer line replacement, trees that will need to be removed, foundation issues (cracks/leaking), exterior paint vs. siding, etc.

You can probably get away with using pretty basic downloaded contracts for both transactions if you are doing a very basic wholesale.

My year round leases in South County prohibit it.

They wanted a year round place which is hard to find here and I wanted to be sure they had a history of paying their bills.

I rounded up to $45,000 and made my offer based on that.

Being that the inspection will be on a house that will be rehabbed they look mostly at high ticket items (roof, foundation, furnace, etc.) and don't spend so much time on the little stuff.
