I couldn't find anything in the area on Craigslist other than the apartments mentioned below & by padmapper.I've driven the neighborhood and there is a complete lack of "For Rent" signs out.So the deal is make/break on the monthly rent:- $800/month the deal is too thin, with predicted cash flow at $42/month, Cap rate at 11.5% and CoC of 3.1%- $950/month the deal is pretty solid with cash flow at $168/month, Cap rate 14.1%, and CoC of 12.4%Home details:-Home is owned by Fannie Mae.

I notified the listing agent that I had scheduled an inspection and that I needed the property to be ready for inspection about 7 days after the contract was signed by Fannie Mae.

My issue with the FHA route is that I have no proof of income, and if I went in on it with my business partner, I'm worried his credit score may get us out right denied.When you get an FHA loan, you sign a document that states you will be living in the property for at least one year (as of end of 2012).

As I have come to understand it is my offer (backed by the proof of funds) that I give to the agent or seller to sign and begin the closing process.

Maybe they can add an option that allows the users to auto post their analysis and add a voting widget on it along with comments.Both parties win on this, the user can see what people think about their projects and biggerpockets.com will have more people signing up to use their analysis.
