In return for working with the broker and investor the buyer gets a guide in a sort of ways to help through the process.Also there are specific organizations for self storage, retail, industrial etc. and they have very specific books that can be useful.You have to be careful with books also.

Unless someone enjoys it or can do it themselves I have found I can sell  vacant for less of a discount than it would cost me to retail it up in this market.

New to the industry.

My client management skills transfer from another industry, but I admit I am “newish” to knowing what pitfalls that I have exposed myself to in the current transaction.1st - I negotiated with the Tenant to pay their entire 1year lease up front.

I have been finding land that is zoned for industrial already and  seems to be in a good location with ample acreage to lay a concrete parking lot.

The building industry along with others were in flux - jobs were being canceled or paused.

This appears to look good to help us get our foot in the door of this industry and help us acquire our first deal.
