First of all, a buyer's agent representing you is almost always paid by the seller's side (aka free service to you), so wouldn't be a great bonus to have someone who's on your side fighting the good fight for you.

Did you factor in Management fees (it will be more for a vacation rental), cleaning services etc or are you planning to have family and friends help you manage from OOS?

Less than 5 doors and rent income is not a major factor as long as you meet the debt service ratio.

It is ALSO coupled with immigrants coming over through refugee services as we are one of a select number of "cities" elected by the powers-to-be as such.   

But then I realize this is the service I've come to expect from listing agents...

Apparently I didn’t dig into their services deep enough.

Why would you do anything other than just pay the contractor for his services?
