Having said that my last purchases were Dec 2021 (I purchased $4m of RE that month).  

On a recent home purchase, I submitted an offer and I was told there were no offers on the home when I submitted mine.

@Stephen Dispensa It was quite overwhelming when my broker first told me how much the property tax will jump once I purchase vs what it is now.

The Tampa Bay area is more than likely not your market with those buying criteria.You will have to put meaningful sweat equity and be creative in your leasing (MTR, rent by room etc) to produce a 3bd SFH  <200K purchase price that cash flows. 

House Hacking is generally the one situation when purchasing an investment property can be done without positive cash flow.

I purchased 2 homes from Bennah Oaks almost 3 years ago, delivery was supposed to happen early  2022..

If you are really serious, you could buy a duplex with FHA 203(k) rehab loan, only needing roughly 3% of the purchase+rehab amount.
