Hello BP,Does anyone know of a lender or private lender who will lend on a vacant residential lot in Northern California?

This assignment being private and not recorded, the bank won't know about it.

As such the Garn St Germain Act will protect you against any due on sale clause.When you later change the beneficiary to your LLC, it could technically trigger the due on sale clause, but because this assignment is a private document that is not recorded, the lender won't know about it.

Monday I'll call some private insurance agents.

Then you have the freedom to invest into virtually any asset: real estate, mortgage notes, precious metals, multi-family syndication, note funds, private lending, etc. etc.

It can be a fellow investor, your parents, your friend or a private money source and so on.
